Definitions have more than enough maintenance

That it is maintenance? as a good maintenance it is made? how many classes are of maintenance? Basically, the maintenance consists on trying to assure that all asset in the company continues carrying out the functions wanted for those that it was acquired.

Objectives of the Maintenance

Their fundamental Objectives therefore will be to assure the competitiveness of the company by means of:

To guarantee the readiness and planned dependability and the wanted function of the teams.
To satisfy all the requirements of the system of quality of the company
To complete all the safe-deposit norms and environment
To maximize the global benefit of the company with the minimum costs.

For it and to analyze their authorized we say that:

Dependability is the probability of being working without flaws during a certain time under some given operation conditions. Mantenibilidad is the probability of being able to execute a certain maintenance operation in the preset time of repair and under the planned conditions.

Soportabilidad is the probability of being able to assist a certain maintenance application in the preset time of wait and under the planned conditions.

The Maintenance and the Continuous Improvement

In Maintenance like in other areas of the company, it is necessary to have a system of continuous improvement to try to be distanced of the competitors and this way to improve our position in the market. As for Maintenance he/she refers, the only strategies valid today in day they are those guided so much to increase the readiness and effectiveness of the productive teams, like to reduce the costs of Maintenance, always inside the mark of the security and the environment.

Objectives of the Maintenance

Their fundamental Objectives therefore will be to assure the competitiveness of the company by means of:
To guarantee the readiness and planned dependability and the wanted function of the teams.
To satisfy all the requirements of the system of quality of the company

To maximize the global benefit of the company with the minimum costs.

For it and to analyze their authorized we say that:

Soportabilidad is the probability of being able to assist a certain maintenance application in the preset time of wait and under the planned conditions.

The Maintenance and the Continuous Improvement

To guarantee the readiness and required effectiveness of the teams and facilities, assuring the duration of their useful life and minimizing the costs of Maintenance, inside the mark of the security and the environment.

The fundamental meters of the administration of Maintenance are the Readiness and the Effectiveness that will indicate us the fraction of time in that the teams are under conditions of service (Readiness) and the fraction of time in that their service is effective for the production (Effectiveness).

The Maintenance and the analysis of risks

The analysis of risks, is a previous step to the realization of a plan of Maintenance, in him the different shortcomings are studied that usually take place and the consequences of the same ones. The first premise of the Analysis of Risks is to recognize the impossibility of carrying out a plan of Maintenance that prevents or avoid all the shortcomings in the machines or facilities, since this would suppose to carry out a Maintenance with cost "infinite" (absolute availability of resources so much technicians as human, logistical, etc.). For that reason the Analysis of Risks is aware that some limits must be defined under the ue it is wanted to be and in function of them to design the Plans of Maintenance to stick to them. The applied analysis of risks to Maintenance is based on studying the consequences taken place by the shortcomings in the machines, in the four following marks:

Operational consequences, in those that the failure produces dysfunctions in the production or in the quality that you/they are translated in times lost in the productive process at the end.

Consequences in the Security, in those that the failure can affect in more or smaller measure to the factory personnel's security.

Half environmental consequences, in those that the failure can affect to the environment or the environment, whereas clause the legal dispositions that exist in this respect.

Consequences in the Costs, are those characteristic of the repair that the failure brings I get and that in occasions they can be of extraordinary importance. For it the process to be undertaken centers in dividing the Plant in functional parts and in them to define a womb of risks, for each one of the four consequences, in the following way:

For that line section or machine, it is determined in a general way a scale of graveness of the consequences (from Insignificant until Catastrophic) quantifying each one of the parts of the scale with the corresponding measure units.

It is also determined a scale of probability or frequency of occurrence of shortcomings in the time (from very unlikely until very frequent). Keeping in mind the combination graveness - frequency of the shortcomings and beginning with the most serious and more remote is determined the acceptability or non acceptability of the consequences of this failure, settling down this way (after having traveled the whole scale of graveness) a line denominated profile of risk that separates the area of admissibility of that of non admissibility of the consequences of the shortcomings.

Now we are in situation of going studying the shortcomings and the consequences of the same ones, and as it is their combination graveness - frequency, it will be located this way inside the corresponding wombs.

Once characterized the shortcomings inside the womb, let us see the different areas in those that it is divided:
Area H: It is the inadmissible area of the consequences of the shortcomings, located in the right superior part of the womb, well for the severity of the same ones or for the frequency that you/they have of happening. We cannot admit a failure whose consequences are in this area, for that reason this area is that of more performance priority. We must eliminate or to diminish their consequences therefore those points located in her should be object of performances of Maintenance to try of, or to diminish their occurrence recuencia, or to minimize the consequences of the failure, so that we achieve "to take out it" of that area.

Area L: Located in the left inferior part of the womb. Although it corresponds to shortcomings with acceptable consequences, we are willing to accept that they have some bigger consequences. If we are carrying out some type of task of prevention to get that the consequences of a failure are in this area, we could think about spending less in this tasks, because staríamos willing to accept a bigger severity (moving toward the right of the womb), or a probability of more occurrence (moving up in the womb of risk), or both things at the same time. Inside the acceptable area it is that of low risk.

Area M: Located in the central area, among the two lines drawn in the womb. It corresponds to the shortcomings with accepted consequences. The good one would be that all the shortcomings have their consequences inside this area, because it represents the good relationship from the point of view consequences - cost. The following step is the design of a plan of Maintenance that eliminates the undesirable consequences, also optimizing so much costs of intervention (manpower, reserves, etc.) as of production losses. As we can see, the good situation would be that all the shortcomings had their consequences in the area M. But we should not forget that the process is dynamic and that you must adapt to the changing circumstances of the environment. In and of itself, when the environment changes, it can also change the profile of risk and to move toward the left inferior corner (in case it increases the demand), or toward the opposed corner, the right superior (in case the demand falls). In the face of these changes in the profile of risk, points that before were in an area, they will move to other different areas (although they continue being in the same stall), and the maintenance politicians that before were adapted now they can stop to be it. Let us remember that what we want to eliminate is the unacceptable consequences of the shortcomings, for each one of the four ipos:
